Selling a unit is a long relationship, not a transaction. It runs for years, through instalments, transfers and a handover that changes what the buyer becomes.

What it does

See every sellable unit and the stage its sale has reached. Take a booking, turn it into an agreement, and put the buyer on a payment plan — a down payment, instalments, and often a lump sum at possession.

A part-paid unit changing hands is routine, not an edge case: the transfer moves the agreement and the remaining schedule to the new buyer while every payment already made stays attached to the person who actually made it. At possession the buyer becomes the owner, and the whole ownership world takes over.

Why it matters

Sale money stays separate

A unit sale is capital, not rent. It never appears in rental income, and sale arrears never mix with service-charge arrears.

Transfers done properly

The outgoing buyer’s record survives intact. Payments stay credited to whoever made them, permanently.

Off-plan ready

Units can be sold long before anyone can stand in them, which is how most developments are actually financed.

Questions

Can we sell before the building exists?

Yes. Off-plan sales against a building under construction are a normal case, not a workaround.

What happens at handover?

Possession converts the buyer into the registered owner, and maintenance billing, owner statements and the owner portal take over from there.

Can a buyer sell their position on?

Yes. A part-paid unit can be transferred to a new buyer, who inherits the remaining schedule while the original payment history stays intact.
